Hey, this is Todd from I Buy Houses Columbus. I wanted to take a little bit of time to just go over what it’s like to sell to somebody, to sell your house off-market versus selling your house on the market. A lot of people are very familiar with selling a house on the market and what that would be like. If you’ve ever purchased a house, there’s a very good chance that you purchased your house from an agent or using an agent. Some agent then had listed that property on the MLS, and you had another agent that you brought with you, and they helped you purchase the property. They probably helped you get through the inspection process. They helped you get through the lending process. They helped you get through just making sure that the value of the property is correct, that you’re making your offer at the right number. But they’re there to help you out with a lot of those pieces that go along with putting together that whole puzzle, that really is purchasing a house.

On the flip side, if you’re going to sell your house and not use an agent, you may feel like you are a little bit in the dark. But it’s really not too bad. If you really think back to when you purchased your property and you’ve been through that process, especially if you’ve been through it a couple times, I had bought and sold properties three times before I ever became a real estate investor. Once I started buying those properties, I really leaned on all the stuff that I went through as … Let’s call myself a civilian at that point. Really, I wasn’t in the industry. I wasn’t doing the things that I do now on a daily basis, on a weekly basis, buying and selling houses. But I went back, and really, I always think about that. Even to this day, I did a closing today, I still go back to that very first time, even sitting in the title company and going through it and the whole process that went with it. I still go back to that.

Once you’ve been through that process once, you can always go back and lean on that. It’s really no different things will happen the same. It’s just when you’re selling a house, you don’t have to worry about all that stuff that you have to worry about when you’re buying a house. You don’t have to worry too much about the appraisal. You’re going to get an offer. You accept it. They’re going to go through the process of does this house really fit our budget? Is it something that is going to make sense once we go through and do the rehab on it, if it needs rehab? Are we going to buy it and just rent it? Whatever we’re going to do with it, as an investor, we’re going to go through and figure that out. When we give you that price, or we agree to a price with you, that’s when we know that number’s already going to work out. You don’t have to worry so much about that.

You’re not getting a loan, so you don’t have to go through the loan process that the agent would’ve helped you get through. You’re not really getting the house prepared for anything. We’re always buying as-is. We’re just buying the property just as it sits now, in the condition it’s in, and then we’ll come in and fix it up. So you really have very little to worry about as far as being guided through a lot of the processes. It’s so much easier to sell a house than it is to buy a house. When you’re going and buying, you have to do all that stuff. But in reality, just selling it, you’re allowing the person who’s buying the property to take on all the risk and all the concerns and all the headaches that go along with getting to the finish line, and then ultimately providing you with a check that says, “Well, thank you for selling your house to us.” Want to do everything we can to make it a good piece of the community and move on from there.
